A New Gathering Place for Bonn: The Former Hellweg Home Improvement Store Is Being Transformed into a Modern Multi-Use Site

Rather than demolishing the existing property or sealing additional land, the existing hall structures are to be largely preserved and carefully adapted to their new purposes. This will create a future-oriented utilisation concept that combines economic development, leisure activities and resource-efficient urban development.

Self-Storage and Leisure Under One Roof

Part of the property is designated for a modern self-storage facility in Bonn. In the future, private individuals, tradespeople and businesses will be able to use flexible storage spaces to meet a wide range of different needs.

The offering will range from small storage units for individual boxes or personal belongings to larger spaces for goods, documents, work materials or seasonal inventory. Anyone looking to temporarily store furniture in Bonn due to a move, renovation or lack of space will find a secure and flexible storage solution at the new location.

Attractive sports and leisure facilities are planned for the remaining hall areas. These will include modern padel courts, among other amenities. An additional sports and leisure activity is currently under consideration. The site, which has previously been used exclusively for commercial purposes, is intended to become an attractive destination that meaningfully complements the local leisure offering.

A Secure Alternative to a Traditional Garage

Especially in a growing city, additional space is often limited. When searching for garage rentals in Bonn, many people are less interested in parking a vehicle than in finding additional storage space.

However, a traditional garage is not always suitable for storing sensitive items. Moisture, significant temperature fluctuations or inadequate security can damage stored furniture, documents and personal belongings. A storage unit at LAGERBOX offers a clean, dry and secure alternative with flexible rental options.

A New Future for an Existing Property

A particular focus of the project is the responsible use of existing resources. Rather than being replaced, the former DIY store property is being reimagined and opened up for long-term use.

The aim is to enhance the site's urban environment while integrating it meaningfully into the local economic structure. The combination of storage facilities, sports and leisure activities creates a mix of uses that goes beyond a traditional commercial property and enriches the surrounding area with new opportunities for use.

During the preceding preliminary approval process, particular attention was given to site access and extensive noise protection requirements. Thanks to the constructive cooperation with the City of Bonn and the coordinating support of the Service Center for Economic Development, key framework conditions were clarified.

Discussions with Prospective Tenants Are Underway

LAGERBOX is already engaged in intensive and constructive discussions with prospective tenants and operators. The aim is to allocate the available spaces according to demand and develop a coherent overall concept for the site.

With 35 locations currently operating, LAGERBOX is one of Germany's leading self-storage companies. Since its establishment in 1997, the company has provided flexible storage solutions for private individuals and businesses and is increasingly developing innovative concepts for revitalising existing large-scale properties.
