LAGERBOX Revitalizes Former Hellweg Property in Oberhausen with a Modern Multi-Use Concept

The former Hellweg property in Oberhausen is being given a new future: LAGERBOX is transforming the site into a modern multi-use destination that combines self-storage, sports, health, recreation and community. In doing so, the existing property is not only being repurposed but sustainably integrated into a forward-looking urban development concept.

A diverse mix of uses will be created across the entire site, bringing together different needs in one location. LAGERBOX itself will occupy approximately 6,500 square meters of usable space, where it will develop a state-of-the-art self-storage facility. By adding an additional level, the space will be utilized across two floors and optimally tailored to the requirements of modern self-storage solutions.

In the future, private individuals, tradespeople, and businesses will have access to flexible storage options ranging from the short-term storage of individual items to larger spaces for goods, files, equipment and seasonal inventory. The new LAGERBOX facility is designed to provide Oberhausen with a practical, secure and flexible storage solution.

Sports, Health and Recreation Complement the Site Concept

In addition to the self-storage offering, the remaining approximately 5,000 square meters will be developed into additional units with a strong focus on leisure and health-related activities. Plans include the establishment of a padel tennis operator occupying around 3,000 square meters of indoor space as well as approximately 1,500 square meters of outdoor space. The concept aims to combine modern trend sports such as padel, pickleball and 3x3 basketball, creating an active meeting place for sports enthusiasts.

The sports offering will be complemented by a concept from a regionally active operator in the health and recreation sector. Covering nearly 2,000 square meters, this additional component will further enhance the location and provide a meaningful extension to the overall usage concept.

Through this combination, a destination is being created that goes far beyond a traditional commercial property. The former home improvement store is being reimagined and transformed into a vibrant location that appeals to a wide range of target groups: storage customers, sports enthusiasts, health-conscious individuals and the surrounding local community.

Sustainable Revitalization Instead of New Construction

A key focus of the project is the sustainable redevelopment of an existing property. Rather than sealing additional land for new construction, an existing building is being comprehensively revitalized and opened up to new forms of use. In this way, LAGERBOX is sending a strong signal in support of resource-efficient urban and neighborhood development.

Preparations for rapid implementation are already underway. The planning application for the new uses is scheduled to be submitted in July. The goal is to begin the conversion work as soon as possible and efficiently transition the property to its new long-term purpose.

The concept also serves as a model for future developments. Looking ahead, the combination of self-storage, sports, health and recreation is intended to be implemented at additional former Hellweg locations that are currently being developed by LAGERBOX.
